Selling my Vacation home in Sicily
Cheap retirement, vacation getaway or just escape the sinking ship, Sicily is a wonderful untapped gem.  I bought this home in 2014 and love being there every minute I spend there. You may ask why I a selling, because it is much bigger than I need and will buy a smaller one.
Location
The home is situated in the village of Isnello a 30 minute drive into the hills above Cefalu on the north coast of Sicily. Isnello sits in the heart of the Madonie Park which is known for its outdoor activities such as hiking, biking, horseback riding snow sking and just plain relaxing. Isnello has a population of 1500 and has all that you need for a few weeks or a few years.
The structure
The house is completely furnished. Consisting of
four levels with the lower level an unfinished studio apartment with separate address and entrance.
The home is in the oldest part of and old city with windows facing east and west for plenty of exposure. 9ft ceilings, Completely renovated, all new plumbing, electrical, kitchen and bathrooms. Extensive Italian tile throughout. Beautiful 4th floor terrace overlooking the city.
Cost of living
The property taxes are roughly 0 a year which includes a generous allotment of water and garbage collection. The electricity costs about a month when occupied and a month when away ( I keep the fridge on) You can fill two shopping bags with the freshest veggies for about . The local butcher is across the square and has the best fresh meat and sausage I have found anywhere. Cell service is excellent and I simply buy a sim card when I am there for my wifi. The isp costs about a month with an annual contract.
Purchase details
You don't need to be an Italian citizen to own property in Italy. There is no escrow in Italy. The transaction is handled by a lawyer (notary) At a cost of about 00. The funds are transferred directly to seller at time of signing documents. When I bought the home I did it electronically from my bank to sellers.
It will be much easier for an American seller and buyer as there will be no exchange rate or conversion fee as I paid.
I Will be in Sicily from August thru October for any interested parties who wish to visit and view the property.
